Issue: The Maswik Lodge South complex’s buildings had exceeded their useful lives and required replacement.

Process/Outcome: Maswik Lodge offers an affordable lodging alternative within Grand Canyon Village on the South Rim of Grand Canyon National Park. CHMGS evaluated the feasibility of replacing the Maswik South facility, a series of aging hotel buildings. Constructed in 1971, the Maswik Lodge South complex structures were originally intended to be temporary, and many of the buildings’ systems were failing.

CHMGS assessed replacement of the South complex’s 90 existing, traditional hotel units with 90 standard rooms and 30 kitchenette units in buildings with interior corridors and elevators. CHMGS quantified the operational and financial impact of closing a large number of rooms in a location experiencing more than 80 percent occupancy on an annual basis.

Our work was part of a larger analysis of the facilities and operations comprising two separate concession contracts on the South Rim of the Grand Canyon. Our team was involved in all aspects of site analysis, market analysis, oversight and management of a facilities condition assessment team and a personal property valuation team, financial and investment analyses, and drafting of RFP documents for the two concession contracts.

Xanterra, operator of the concession contract that includes Maswik Lodge, is due to complete construction of the Maswik Lodge South complex in 2021.
